Your Property Owners Association
Welcome to the Crystal Lake-Perch Lake (CLPL) Property Owners Association (POA). As of early 2024, there are 153 Property Owners in the Association -- 105 on Crystal Lake, and 38 on Perch Lake. There are 10 POA members with lake access.
The purpose of the Association is to provide stewardship for our lake community and to execute our Association’s By-laws. We envision a vibrant, private community dedicated to protecting, maintaining and enhancing Crystal and Perch Lakes. This includes the preservation of our lakes, and the maintenance of our roads. The Board is dedicated to these focal areas and enriching the lake community.
A Brief History of the CLPL Property Owners Association
In the 1930's, the initial plan to develop the land surrounding Crystal and Perch lakes into a Country Club dissolved. To our benefit, the beautiful Crystal Lake and Perch Lake area was developed as a private residential lake community! We are still working on a more extensive history for our lake community which will be added to this website at a future date. See a short history and a timeline.
Association Meetings, Newsletters, and Mailing Address
Association meetings are scheduled in the spring, summer and fall. The summer meeting is the annual membership meeting for the fiscal year and is held at 10:00 am on the 2nd Saturday of July at the Somerset Township Meeting Room. Announcement of the meeting and reminders will be sent via Email along with our seasonal newsletters. The Board communicates via Email, unless otherwise required in our By-laws. Board members serve three year terms, and under the current By-laws may extend their term year-to-year with Membership approval. Property Owner Fees
Dues are paid annually in accordance with POA By-laws. The Board makes every effort to keep Association costs in check, while implementing the By-laws and enhancing the CLPL POA community, maintaining our roads, and managing the health of our lakes. There are three parts to the annual POA fees, or dues: 1) administration membership dues, 2) road maintenance dues, and 3) the lake preservation fees. Each of these fees is described in detail in the Crystal Lake-Perch Lake Property Owners Association By-laws.
Fees for Administration
Administration membership dues are used for purposes other than road maintenance and lake preservation, including but not limited to administration, insurance, rental, catering fees, etc.
Fees for Road Maintenance
Road maintenance fees are assessed for maintaining roadways managed by the Association. These fees cover road grading, repair or replacement of equipment, gravel, dust control, mowing, snow and ice removal, etc. The POA collects Road Maintenance Fees from all parcel (lot) owners as defined in the By-laws. No Road Maintenance Fees are collected for lots whose access is from public roads.
Fees for Lake Preservation
Lake preservation fees are collected and utilized for monitoring and management of the lake water quality, and include but are not limited to aquatic invasive species control, plant and shoreline management, etc. Payment of such fees shall be a voluntary donation, except when a Special Assessment District (SAD) is in effect. The five-year period for the SAD is renewable with the endorsement of the POA membership and Township approval.

The table below outlines the annual CLPL POA fees by type (administration, roads, and lakes) for a member household with one full lot and one housing unit on that lot. POA members will be invoiced for dues following the annual summer meeting.
